What is a property condition report?

This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is maintained in a condition in accordance with the Residential Tenancies Act. This is the last inspection carried out as soon as practical after the end of a tenancy. This inspection is used to determine the amount of Bond refund the tenant or landlord may be entitled to.

What is a Routine Inspection?

Routine inspections are conducted after a tenant takes possession of the property approximately every twelve weeks. These inspections are essential to ensure that the property continues to be maintained to an acceptable standard in accordance with the Act; to identify any breach of the Residential Tenancy Lease Agreement on the tenants behalf and to assist and guide tenants with understanding their legal obligations if required. It is also an opportunity to identify maintenance issues and flag potential  maintenance and possible deterioration. A copy of the routine inspection report is forwarded to landords after each inspection and should it be necessary, a member of the Property Management staff will contact owners to discuss items noted on the report. From time to time if  unsatisfactory results are noted intermitant inspections may be scheduled. Please note that Property Managers are not building inspectors and inspections are conducted using observations on site only.

What is a database check?

Database checks are conducted on all tenants applying for a property through Wayne Smith Real Estate. Wayne Smith Real Estate is a member of TICA the most widely used Australian data base which identifies those tenants with poor rental history.  This data base is used as a tool in the tenant selection process and can reduce the chances of selecing a tenant with a previous bad rental history.

What happens when a tenant stops paying rent?

Where as every effort made to secure a tenant who will pay their rent on time every time, when dealing with people many variables can arise. We strongly suggest all landlords insure their property with landlord protection insurance to mitigate loss.

Wayne Smith Real Estate have a zero arrears policy and tenants are contacted once they are 5 days late by mail to advise of their breach of agreement. If the breach is not rectified payment in full of arrears or vacant possession is then sought in accordance with the Residential Tenancies Act.

How do tenants pay their rent?

Tenants have several options when paying their rent, and may choose the method that most suits their needs.

When does the rent money get paid into my account?

At the end of each month all landlord funds are transferred into nominated bank accounts unless other arrangements have been made.  A statement is issued once a month outlining debits and credits together with copies of any invoices that may have been paid on your instruction during the month.
